Who is in charge of construction and repair of foreclosed homes?

February 10th, 2010

My step dad has his own construction business, and with all the foreclosed homes in the area he wants to get into repairing them. Who would he have to contact to get into this? Thanks in advance :)

He would have to get in contact with the realtor who is in charge of selling the property. Be aware though that they will perform a background check on everyone in the company and your step dad will also have to carry the proper insurace and licenses in order to perform the work in the first place.

The work they do on foreclosed homes is minimal, such as clean-up, yard work, repairs, painting and such.

How does a home foreclosure process work?

February 10th, 2010

If someone with an A paper loan goes into foreclosure because their home is worth less than half the value of the mortgage therefore bank does not approve short sale, and they lost their job, how does the process work? This would be for CA. And how long does it stay on the credit report and would existing credit card rates go up?

At this point it doesnt–As of Monday afternoon most lenders have suspended Foreclosures and Short-Sales—The rest will follow Tuesday. That is to give the President time to hammer out details of The Foreclosure Rescue Act. Its all over the news

How bad is a foreclosure on your credit and how can I best avoid it?

February 10th, 2010

I am not in foreclosure yet, but I recently lost my position and we have very little savings so I don’t know that I will be able to save my house. We just got into our home in July and then my company lost a major account and I was out of work. I am doing sales now, but that is commission based and slow to pay. I have no equity in my home per se, and i live in California. I guess I’m wondering with the market the way it is, it might be better to walk away and try again in a few years.

Sell …it’s the only chance you have….otherwise your credit would be destroyed for a long time….you wouldn’t be able to even rent in a good place…..you would end up in a crimeridden roach infested motel somewhere.

Good luck.

What are some websites that display foreclosed homes for sale without having to sign up?

February 10th, 2010

None. Foreclosed homes are owned by the banks/lenders. These properties costs them money each day they are on their books. Lenders are in business to make money, not lose money. And there is no emotion in their doing business. All foreclosed homes are listed with Realtors at some point deemed necessary by the lender. If you would like to buy a foreclosure, you’ll need to be pre qualified first, then find a Realtor knowledgable and experienced in handling these types of transactions.

How do you find, buy and sell foreclosures with no money?

February 10th, 2010

Is it real or just a scam? Has anyone successfully done so and willing to share? Where do I get started with the least amount of monetary output? Please help!

If you have no $$$$$$$$ you have to get financing. And don’t forget most forclosures are mrtgaged to the hilt so they are not some kinda bargain basement deal.
