After filing for bancrupcy, how long is it before you can purchase a foreclosure?

We filed for bancrupcy approx. 4 years ago and have been paying outrageous rent ever since. We would love to have a house and stop paying rent but the only way we could ever afford to get into a house would be something priced low enough such as a foreclosure home. Real estate agents we have spoken with are no help at all on the subject. Of course, I
understand that this is their business and why they would not want to help with this type of sale. But surely we are not the only people who have ever had this problem, how does one go about getting into one of these foreclosure homes?

You can buy a house two days after bankruptcy, if you have enough cash for a huge down payment.
Normally it takes 7 years to clear your credit record.
Without knowing your situation, I cannot tell you more, but I work with clients with credit problems and I specialize in foreclosures. Maybe something can be done, if you have a good job, at least some money in the bank, etc. You just need to find the right agent. Agents are paid by sellers, not buyers, as you know, so you have nothing to loose by working with an agent.

One more thing. Foreclosures are a good idea, and, yes, you can get a good deal (you cannot buy a foreclosed property for a hundred bucks, as you might see on those stupid TV infomercials, but you can buy below market.) BUT there’s a problem for a person in your situation. You see, a foreclosed property is sold by a lender. It was foreclosed because the previous owner didn’t pay, right? And here come you and I and I say: "I have a client, who had a bankruptcy not long ago." What does the lender say? Even if you have a loan from another lender, you must be approved by the bank, which owns the property. Do you see the problem?
But, as I said, maybe something can be done. I need more info to tell you more.

How can I get my lender to agree on a forbearance agreement to avoid a foreclosure on a 60 days late???

My wife went through a serious medical problem and the insurance did not cover the cost of the medical bills. We were unable to pay our mortgage, now it is almost 60 days late. We are worried and facing a foreclosure. How can we avoid it? Can the lender help with a back pay or add the back pay on our existing loan or modify our loan??? Has anyone been in this situation, please advice. Thanks.

Why didn’t u just be late with the medical bills instead of he house note.
You can try getting your loan restructured but considering how late u are it might be difficult or impossible.

How to buy a foreclosure without lots of cash?

I am not in a position to get another mortgage, nor do I have 40-60k lying around to take advantage of these foreclosures. Is there a way to find a capitalist, or take out another mortgage on these "cash only REO offer foreclosures?" I am thinking their must be a loophole.
This is for a second home to turn into a rental. I allready am getting a first one with my 20 percent down, and decently excellent (730 score) credit

Not sure what you want the mortgage for. Is this a primary residence purchase? Second home purchase? Purchase to turn into a rental? Impossible to give a good answer without this info.

Regardless of those answers, you will probably need 20% down and need to have excellent credit.

Some auctions give you 30 days to pay for the property purchased at a mortgage which can give you some time to secure financing, but you will need preapproval first.

Other auctions require cash that day which means no time to get financing.

There are no loop holes, regardless whom gives you the loan. Getting a mortgage, or a second mortgage for another property is really hard to do now. The credit markets have become very tight and you need at least 20% down and excellent credit.

About to buy foreclosure – Need cement inground pool advice….?

I am about to finalize on a foreclosed home. The pool is inground cement with the tile around the border and cement near the tile chipping off. The pool is also totally drained with a tiny puddle. Im getting conflicting advice on how to get it back to shape. I know I can patch the cement but do i have to acid wash and paint, replaster and all that good stuff? Couldnt I just patch the cement, retile and be on my way? Also, how long can the pool be undrained like that before it causes major problems? Thanks !

Pools are shotcrete or gunited then plastered not cemented…….you probably need to contact a pool remodeler or contractor………..

Foreclosed Homes How do I find them for Sarasota Florida area?

where can i find a list of foreclosed homes in my area with out having to pay to join website? I know that there are so many websites and advertisement’s on tv but when I call or go to the advertised web site the say I will have to pay to get a list. I am afraid to pay because I don’t want to get a list that is completely out dated and then lose money.

Find a Realtor in Sarasota. To start, just try a search for "Sarasota Florida Realtor." That’ll bring up plenty.

You can search online from some of their websites. Or contact one of them directly. Explain what you’re looking for. A Realtor can set you to to automatically receive listings of new foreclosures as soon as they come on the market.

What are some agencies or programs that can help with avoiding or stopping a home foreclosure?

I am not sure where to start on trying to get a loan modification so my home does not go into foreclosure. Are there any free programs or agencies that can help me get started?

There aren’t even any paid agencies that can do this for you. HUD and the Better Business Bureau are actively looking, have not found a single one yet.

You do this for free, but you do it with your lender. Call them up and ask for their modification package. Some mail, many have them online now, so you can download and print it up from your home.
